Resumen
El estudio ha buscado determinar la relación entre el saneamiento físico legal y la
regularización de predios rurales en el Distrito de Salas, Guadalupe, Ica, 2023. Con la finalidad
de alcanzar ello, se estableció un estudio correlacional, centrándose en valorar la realidad del
problema, por medio del cuestionario aplicado hacia 210 pobladores. Los resultados indicaron
que el saneamiento físico legal mostró una relación de 0.166 en la regularización de predios
rurales, definiendo claramente los límites de las propiedades y asegurando la inscripción correcta
en los registros públicos. La dimensión técnica presentó una relación de 0.415, utilizando
tecnologías como la georreferenciación para medir terrenos con alta precisión. La dimensión
social tuvo una relación de 0.217, mejorando la calidad de vida y promoviendo la cohesión social
en áreas rurales. La dimensión económica evidenció una relación de 0.252, permitiendo a los
propietarios utilizar sus tierras como garantías para financiamiento. Finalmente, la dimensión
legal mostró una relación de 0.337, asegurando el cumplimiento de requisitos legales para
proteger los derechos de propiedad. Se ha concluido que la regularización de predios rurales es
un proceso integral que no solo define límites de propiedades, sino que también impacta
significativamente en aspectos técnicos, sociales, económicos y legales. Este proceso garantiza
precisión en la documentación, mejora la calidad de vida de las comunidades rurales, promueve
el desarrollo económico y asegura el cumplimiento de normativas legales, protegiendo así los
derechos de los propietarios y preservando el legado histórico y cultural de la región.
The study has sought to determine the relationship between legal physical sanitation and the regularization of rural properties in the District of Salas, Guadalupe, Ica, 2023. In order to achieve this, a correlational study was established, focusing on assessing the reality of the problem , through the questionnaire applied to 210 residents. The results indicated that legal physical sanitation showed a relationship of 0.166 in the regularization of rural properties, clearly defining the boundaries of the properties and ensuring correct registration in public records. The technical dimension presented a ratio of 0.415, using technologies such as georeferencing to measure land with high precision. The social dimension had a relationship of 0.217, improving the quality of life and promoting social cohesion in rural areas. The economic dimension showed a relationship of 0.252, allowing owners to use their land as collateral for financing. Finally, the legal dimension showed a relationship of 0.337, ensuring compliance with legal requirements to protect property rights. It has been concluded that the regularization of rural properties is a comprehensive process that not only defines property boundaries, but also significantly impacts technical, social, economic and legal aspects. This process guarantees accuracy in documentation, improves the quality of life of rural communities, promotes economic development and ensures compliance with legal regulations, thus protecting the rights of owners and preserving the historical and cultural legacy of the region.
